In July 2024, Bayerische Hausbau Real Estate was able to gain Bambini Family Kitas GmbH as a tenant in THE m.pire office ensemble. The daycare center was officially opened on 21 January. "We're delighted that the Bambini Kita daycare center is now welcoming its first group of children of employees working at the office campus and a number of local residents following recent remodeling. This is a good example of the many possible uses that our new multi-tenant concept for the Skyline Tower offers. The Skyline Tower was redesigned last year as the centerpiece of the office campus," says Hajo Kruppa, senior leasing manager at Bayerische Hausbau. Boasting 630 square meters of space and its own garden, as many as 49 children can be cared for in two nursery groups and one kindergarten group – half of the places have already been filled.
Great overall interest in the high level of quality of the location
"Filling the places is an ongoing process and we're receiving an increasing number of inquiries. We'll be staggering the settling-in period from January to probably April/May to ensure that every child can settle in and become familiar with their new environment at their own pace. We plan to have around 2.5 daycare workers per group, depending on the number of children," says Julia Bader, founder and managing director of Bambini Family Kitas GmbH. "The daycare center in the building adjacent to the Skyline Tower was one of the first properties Bambini acquired. We immediately fell in love with the location. The building is easy to reach and situated in a surprisingly quiet location between the office buildings and the large expanse of green."
Offering for employees at the office campus and families in the area
For some companies, the daycare center in the adjacent building was one of the main reasons for their decision in favor of the Skyline Tower. When allocating places, both employees working at the office campus and families in the immediate area are given due consideration. Two corporate partnerships currently exist, one of which is with Amazon. However, Bambini Family Kitas' objective is to create additional collaborations with other companies. "Contact has recently been made with other companies and it will be exciting to see what the next few weeks bring," says Julia Bader. Following the opening, open houses that provide an opportunity to take a look at the daycare center and gain insights into Bambini Kita's educational concept will be held on a regular basis.
Skyline Tower – a state-of-the art, multi-tenant building
Following the departure of OSRAM, Bayerische Hausbau Real Estate turned the Skyline Tower, which is part of THE m.pire office complex, into a state-of-the-art, multi-tenant building. With its 23 stores and a height of almost 85 meters, it has defined Parkstadt Schwabing's silhouette for approximately 15 years. Thanks to its high level of energy efficiency, reduced resource consumption and compliance with key ESG criteria, the building is now setting new standards. The building is also characterized by its convenient location, with the Alte Heide underground station, the A9 freeway, Munich's network of cycle paths and the English Garden all in the immediate vicinity..
