25hours Hotel secures location in BIKINI BERLIN until 2044

Bayerische Hausbau Real Estate extends lease with 25hours Hotel early – high occupancy rate confirms quality of the location. Renovation of bathrooms, rooms and the third floor prior to the hotel's 10th anniversary celebration and conclusion of green lease agreement regarding sustainable management of the hotel. Jungle flair, views over the city and the Monkey Bar will remain in the 25hours Hotel in BIKINI BERLIN until 2044. After securing an extension of the lease until 2039 five years ago, the operator has now exercised its early extension option, thus ensuring that it will remain in the striking building near Berlin's zoo for an additional five years. Thomas Bartl, head of Asset Management at Bayerische Hausbau Real Estate, is delighted with this decision, which was preceded by productive contract negotiations. "The early extension reflects the deep trust and close partnership between 25hours Hotel Company Berlin GmbH and Bayerische Hausbau Real Estate and underscores the huge importance of the location in the heart of City West." Located at Budapester Straße 40, the 25hours Hotel occupies almost 9,000 m2 of rental space and boasts 149 rooms. It also offers guests eclectic cuisine at an offshoot of the legendary NENI restaurant, which is now enjoying success in a number of different cities.

25hours smartens itself up: renovation of rooms, bathrooms and the third floor

"We've combined the extension of the contract with a green lease agreement regarding the sustainable management of the hotel. This means that together we're helping make the location even more environmentally friendly," says Thomas Bartl. The agreement also involves extensive renovation of the bathrooms and revamping of the rooms. "The 25hours Hotel in BIKINI BERLIN, which achieved an impressive average occupancy rate of 83 percent  in the fourth quarter of last year, is being primed for the coming years – while retaining the successful design language created by Berlin-based Studio Aisslinger," says Bruno Marti, EVP Brand Marketing for 25hours Hotels. The third floor with the reception area and daytime bar will also be given a facelift. The construction work, which will be carried out while hotel continues to operate as normal, should be completed in April – in time for the hotel's 11th anniversary, which will be celebrated in July.

25hours Hotel Company Berlin GmbH is part of KNSA Hospitality Germany GmbH, which has 877 employees and, in addition to the 25hours Hotel in Berlin, operates twelve other 25hours Hotels as well as seven Mama Shelter Hotels and two Joe & Joe Hostels.

The more individualized, the better: BIKINI BERLIN

In the hotel industry, a good product is still the best advertisement, and Bayerische Hausbau Real Estate has redeveloped the location with great foresight. "Where spectacular demolition parties were once held and Sabine Christiansen's talk show was broadcast from a glass sphere is now not only one of the key anchor points for Berlin's subculture, the surrounding area and the building itself are the perfect match for our motto 'If you know one, you know nothing about the others' ", adds Bruno Marti.

Two contract extensions within a few months

The extension of the contract with 25hours is BIKINI BERLIN's second lease extension within a few months. It was only in November 2024 that Hans-Joachim Flebbe decided to extend the lease for the Zoo Palast cinema in Berlin until at least 2043. For Thomas Bartl, this confirms the quality of the location: "With BIKINI BERLIN, we have created a unique property whose quality will continue to impress our tenants – both the cinema and the hotel – for a long time to come. That makes us very happy."

BIKINI BERLIN is a striking ensemble on Breitscheidplatz in Berlin's City West district that was revitalized by Bayerische Hausbau Real Estate in 2014 with a great deal of effort and a fine eye for detail. The ensemble includes the Concept Shopping Mall, Berlin's Zoo Palast cinema, the 25hours Hotel, the Huthmacher Haus and a parking garage. The owner is continuously developing the location with the aim of enhancing its unique character and further increase its appeal in the long term.
