Latest tenant survey: top scores for service and quality of properties

A survey of commercial tenants conducted by Bayerische Hausbau Real Estate confirms that its active asset management meets tenants' requirements while continuing to evolve. The quality of the service provided has reached new record levels, satisfaction with the properties is high, and there is a wish to rent additional space.

 

Bayerische Hausbau Real Estate (BHRE) places focus on active asset management and maintaining a close dialog with tenants – and does so with measurable success. The third tenant survey indicates a further increase in the level of satisfaction, particularly with regard to the management of the properties.

Further increase in already high level of satisfaction with service provided 

Asset management received an average score of 2.0, while in-house property management received a score of 2.1. The scores correspond to the satisfaction level "very satisfied" and represent an increase of +0.4 over the previous survey. Tenants gave the service provided by employees particularly good scores: scores between 1.4 and 2.2 were awarded for categories such as friendliness, reliability, support expertise and availability.

"Internal benchmarks carried out by five leading asset management companies also confirm that the services we provide are outstanding. Property management in particular received top scores in the categories service quality and property maintenance" adds Dr. Markus Bell, managing director of the Bell Group, which has been conducting tenant surveys for almost 20 years
and has first-hand knowledge of market standards.

Available space meets tenants' expectations

The survey indicates that BHRE's commercial space meets tenants requirements to a high degree: 88% of respondents rate their property as very well suited or extremely well suited to their business model. Despite changes in working models as the result of people working from home, 91% of respondents think that it is likely that additional space will be leased. "This indicates that our commercial leasing team not only focuses on quantity but also on quality. We find solutions that are tailored to our tenants – which also makes planning easier for us in the long run" says Wnendt.

Focus on tenants' requirements: digitalization and sustainability

In addition to the high level of satisfaction, the survey also indicates the areas in which tenants would like to see further development. Particular focus is placed on digitalization and sustainability – especially with regard to the properties in BHRE's portfolio that are steeped in history.

  • 63% of tenants would like energy and water consumption to be monitored digitally. 
  • 51% prefer automated building access via chip card or transponder.
  • 33% expressed a need for charging stations for e-mobility.      

ESG criteria are also becoming increasingly important: two thirds of tenants already take them into account when selecting space and 79% would be prepared to add sustainable clauses to existing rental agreements, e.g. in a joint effort to optimize energy consumption. This is also reflected in BHRE's experience with green leases: Almost half of existing commercial leases are green leases and all leases will be gradually converted into green leases in the coming years. All new contracts are concluded only as green leases.

Striving together to become even better

"Maintaining the status quo is not an option as far as we are concerned – we don't see the results as an end point but as the starting point for a future-proof real estate strategy." emphasizes Wnendt. All the insights gained are incorporated into both the service provided to tenants and the strategic development of the properties. Not only existing tenants benefitfrom the ongoing optimization of space but also prospective new tenants, who are also able to find properties that are tailored to meet current market requirements.

Such outstanding results are what you get when you put focusing on the tenant into practice over the long term." Wnendt adds: "We can't always be perfect but we can always strive together to become
even better. Our aim is to adapt commercial properties to the needs of our tenants as best possible and to develop sustainable solutions for the future."

How the study was designed

The Bell Management Consultants Group conducted a survey of 75 commercial tenants in the property market sectors office, retail and gastronomy with regard to service quality, fixtures and fittings, flexibility of space use, sustainability and digitalization. The survey was conducted by telephone and in person from May to November last year and the evaluation of the analysis was completed in January 2025. Scores from 1 for "extremely satisfied" to 5
for "dissatisfied" were awarded.
